Extensions

Planning the space, the structure and the finished room.

Where should we start with an extension?

Start with how the space needs to work: what is missing now, how you want to move between rooms, and where daylight should enter. We can visit, discuss practical options and help define a scope before products and finishes are chosen.

Will an extension look like it belongs to our house?

That depends on proportions, roof shape, brick or render choice, windows and the junction with the existing building. A close match is one option; a deliberate contemporary contrast can work too. We will talk through both in the context of your property.

Do we need planning permission or building regulations approval?

Some projects can proceed under permitted development rights, while others need planning permission. Building regulations are a separate consideration. The answer depends on your property, location and design, so we would check the route for the specific proposal before work is agreed.

Can we keep using the house during the work?

Often, yes, although access, noise and temporary weather protection need planning. If a wall is being opened between the old and new space, there will be a more disruptive stage. We will explain the likely sequence for your project before installation starts.

Is a garage conversion the same as an extension?

A conversion works within an existing structure, but its floor, walls, roof, damp protection, ventilation and access still need assessing for the new use. An extension creates new floor area and usually involves groundworks and a new structure. The right approach depends on the space you have and what you want from it.

What is the difference between an orangery and a conservatory?

An orangery usually has more substantial walls or piers and a more solid roof perimeter, while a conservatory is typically more extensively glazed. The labels vary between designs, so focus on the actual wall, roof and glazing specification and how the room will connect to your home.

What should be included in the quotation?

Ask for the agreed scope to be clear about groundworks, structure, roof, windows and doors, electrics, plastering, internal finishes and waste removal. It should also identify any items still to be chosen, and how changes or unforeseen conditions would be handled.

Fascia, soffits & guttering

What do fascia and soffits actually do?

The fascia runs along the roof edge and supports the guttering; the soffit closes the underside of the eaves. Together with the roof covering, ventilation and rainwater system, they help protect the roof edge from weather and pests.

How do I know if my roofline needs replacing?

Look for soft or flaking timber, loose gutter brackets, overflowing joints, staining below the eaves or repeated leaks. A gutter blockage or failed joint may only need a targeted repair; an inspection can distinguish that from widespread deterioration.

Will you cover old timber with new uPVC?

The condition of the existing timber matters. Covering rotten or unstable boards can conceal a problem rather than solve it. We would inspect what is there and explain what needs to be removed or repaired before fitting the new system.

Will replacing the soffits affect roof ventilation?

It should be considered as part of the roofline design. Ventilation needs vary by roof construction, so the replacement soffit and any vents should be chosen to suit the existing roof, rather than simply copying the old appearance.

Which gutter profile and colour should I choose?

Capacity, roof area, outlet positions and appearance all matter. Square, half-round and other profiles have different looks and fitting details. We can show suitable choices and check that the downpipes discharge where they should.

Can the guttering be replaced without replacing everything else?

Yes, when the fascia and fixing points are sound. If the boards are failing, new guttering alone may not give a durable result. We will separate the essential work from optional cosmetic upgrades in the quote.

What are bargeboards and downpipes?

Bargeboards finish the sloping edge of a gable roof. Downpipes carry rainwater from the gutter outlets towards drainage. Both need sound fixing and tidy junctions as part of a complete roofline job.

Windows

Frames, glazing, ventilation and the choices that affect comfort.

Do misted windows always need a full replacement?

If moisture is trapped between the panes, the sealed glass unit has usually failed. Where the surrounding frame and fittings remain sound, replacing just the glazed unit may be possible. Condensation on the room side is different and may point to moisture or ventilation issues.

What is the difference between uPVC and aluminium frames?

uPVC is a versatile, low-maintenance choice with many styles and finishes. Aluminium can allow slimmer-looking frames in some designs. The best fit depends on the opening, desired look, budget and the performance of the complete window, including glazing and installation.

Will new windows stop condensation?

Better glazing can keep the inside glass surface warmer, but it cannot remove moisture generated inside a home. Ventilation and heating still matter. We will discuss background ventilation as part of a replacement-window proposal.

Can you replace just one window?

Yes, a single window or sealed unit can be considered where suitable. We can also plan a phased upgrade if you want matching finishes across the property over time.

Which style suits an older house?

Flush casement and sliding sash designs can echo traditional window proportions while using modern frames and glazing. The right choice depends on the original openings, sightlines and any property-specific requirements.

Is triple glazing available?

Triple glazing is available for selected window ranges. We would confirm the glass, frame and ventilation specification together for the product quoted, rather than assume it is available or useful in every opening.

Doors

What is the difference between Safedoors Diamond and Encore doors?

Diamond has an insulated foam core with a GRP outer skin; Encore has an engineered solid timber core. Styles, glazing and hardware vary by design. We can help you weigh appearance, construction and available choices for your entrance rather than assume one range suits every home.

Can I have decorative glass or a particular door colour?

There are many choices, but the glass shapes and designs available depend on the door slab. Use our designer to shortlist the look you like; we will confirm the exact glazing, colour and furniture that can be supplied before you place an order.

Are the door visualiser colours and glass an exact product sample?

No. Screens display colours differently, and the designer is a visual guide. Your final specification should be checked against the supplier's available options and, where appropriate, physical samples with a specialist door designer.

Can you replace just a door?

Yes. We can replace a single door, or plan a phased upgrade if you want matching finishes across the property over time.

Can French or patio doors replace an existing window?

It may be possible, but forming a new opening or lowering a sill can affect the structure, weathering and any required approvals. We would survey the wall and talk through the opening, threshold and drainage before proposing a solution.

What should I consider for a new entrance door?

Think about how the door opens, the space inside and outside, privacy, natural light, threshold access, glazing and how the furniture feels to use. The slab, frame, locking system and installation all contribute to the final result.

Cladding & mock Tudor

Choosing an exterior finish that suits the house and lasts.

What is exterior cladding used for?

Cladding changes the appearance of a wall and gives it a protective outer finish. The condition of the wall, suitable fixings, trims, ventilation and weather detailing matter as much as the visible boards.

Can new cladding go over damaged existing boards?

Not without checking the substrate. Loose boards, trapped moisture or damaged backing can affect the new installation. We would inspect the area and set out what needs removing or repairing first.

Can mock Tudor boards replace old timber without changing the look?

Often the existing layout can guide the new design. Board widths, spacing, junctions and colour all affect the final character. We can retain a traditional pattern or refine it to sit better with updated windows and roofline.

Why do backing boards and trims matter for mock Tudor?

They create the background and clean edges around the decorative boards. Careful setting out and weather detailing at corners, windows and roof junctions help the finished pattern look intentional and perform properly.

Will cladding make the house warmer?

Cladding on its own should not be treated as an insulation upgrade. If improved thermal performance is a goal, the wall construction and a suitable insulation system need to be assessed and specified separately.

Can I try colours before deciding?

Yes. Our cladding visualiser can help narrow the look, and we can discuss real samples and the surrounding brickwork, windows and roofline before finalising the materials.

What upkeep will new cladding need?

Low maintenance does not mean no maintenance. Periodic gentle cleaning and checks around joints, openings and fixings help keep the finish looking good and let damage be dealt with early. Use the care instructions for the material selected.

Conservatories & warm roofs

Making a glazed space more useful through the seasons.

Will a warm roof make an existing conservatory usable all year?

An insulated roof can improve comfort compared with an older lightweight glazed roof, but the walls, glazing, floor, heating and ventilation also affect how the room feels. We would assess the whole space rather than promise a particular temperature.

Can any conservatory take a tiled warm roof?

The existing frames, structure and foundations need to be checked for the proposed roof and its loads. Some conversions need strengthening or other changes. We would establish suitability before confirming a design and price.

Will the room become too dark?

Changing from a transparent roof alters the daylight. Roof windows, glazing in the side walls and the room's orientation can help balance light and comfort. We can talk through that trade-off before you choose a roof design.

Can you replace only the roof?

Sometimes. If the frames and base are suitable, a roof-only project may be viable. If they are in poor condition, a broader upgrade can be more sensible. A survey will show which approach is realistic.

What about condensation and ventilation?

Insulation alone is not a substitute for ventilation. We consider how the space is used and how fresh air will move through it, including opening windows or roof windows where appropriate.

Can lighting and internal finishes be part of a warm-roof conversion?

They can be planned with the roof build-up, subject to the design. Discuss roof windows, wiring, plastering and decoration early so the quotation makes clear which parts of the finished room are included.

EPDM rubber roofs

Understanding the membrane and what makes a flat roof reliable.

What is EPDM?

EPDM is a flexible synthetic-rubber membrane used as the waterproof layer on flat and low-slope roofs. The complete roof also depends on a sound deck, suitable insulation where required, and correctly detailed edges, outlets and penetrations.

Can EPDM be installed straight over an old felt roof?

That depends on the condition and build-up of the existing roof and the chosen system. Trapped moisture, an unsound deck or poor falls should be dealt with rather than hidden. We would inspect the roof before deciding what can stay.

Does a flat roof need a slope?

Yes, water needs a route towards outlets. A roof can look flat from the ground while still having a designed fall. Persistent ponding is a reason to examine the falls and drainage as part of the job.

Can an EPDM roof be walked on or used as a terrace?

Occasional access for inspection is different from regular foot traffic. A balcony or terrace needs a specifically designed roof build-up and protection above the waterproofing, so tell us at the outset if you want to use the area that way.

What maintenance does an EPDM roof need?

Check that outlets and gutters stay clear, especially after leaf fall or storms, and look for damage at edges or around roof lights and pipes. Avoid sharp tools on the membrane. If you see a leak, have the cause checked rather than applying a general-purpose patch.

Can roof lights be fitted?

They can be considered when the structure and roof design allow. The upstand, waterproofing detail, insulation and drainage around the opening all need to be planned together.

Photos of the whole elevation and close-ups of any defects help us understand the project. You can attach up to five photos to the quote request. Measurements and final specifications still need checking at the property.
